How to get the permit?
If you have made a significant investment in Spain, you can benefit from the advantages of the residence status for investors:
You can request a permit for all the members of your family.
There is no obligation to remain in Spain to keep this permit.
It allows you to unlimitedly travel to all the countries within the Schengen Area without the need to process a different visa for each one of them.
This permit will be renewable and will also allow you to access another long-term permit in the future.
You have several options
Initial permit for investors in REAL ESTATE
If you are currently in a regular situation in Spain and you have purchased a property in our country for a price of at least 500,000 euros after 2013, you can request this permit for yourself and all the members of your family.
The initial authorization will be granted for a period of 3 years, at the end of which, you can renew it for another 5 years.

Documentation
All pages of any applicant’s passport.
Private medical insurance policy that provides coverage in Spain during your period of residence, without co-payments and with no grace-periods.
Proof of being up to date with the payment of the last receipt of the health insurance policy.
Updated Certificate of ownership and encumbrances.
Official deed of ownership.
Criminal Record from each country where you have lived during the last 5 years, duly legalized and updated.
Accreditation of financial means to keep the family unit in Spain by providing a bank certificate in the name of the main investor with at least 33,600 euros available in his/her account, in case of single applicant. Another 8,400 euros will be added to this amount for every other member of the family applying for a permit along with the main investor.
In case permits are requested for other family members (main investor’s spouse and/or children), it must also be provided a recent and legalized marriage and/or birth certificates or civil partnership registration, in Spanish language
Featured Information
- If your country is part of the Hague Convention, which is the most common case, foreign documents must be legalized with the Hague Apostille.
- If your country is not part of the Hague Convention, documents must be legalized by the authorities of issuing country as well as by the Spanish embassy in that country. Check here if your country belongs to the Hague Convention.
- Documents drawn by the authorities in these countries are exempt from legalizing or the Hague Apostille
- All documents issued in a language other than Spanish must be translated by an official sworn translator. At Visal Immigration we can take care of managing this translating service for you.
- The aforementioned documentation is not an exhaustive list, which means that during the permit process, the Spanish Administration may request more information or further documents.
- You should keep in mind that at Visal Immigration we will help you processing your residence permit, but not your physical card (T.I.E.). Thus, when your permit is granted, you will have to go to the National Police station in your city to request your card and pay the fees for the police (around 12 euros). Please note that this fee exclusively corresponds to the issuance of the physical card (TIE), and therefore IS not included in our fees to process the residence permit.

Initial permit for investors in FINANCIAL ASSETS
You may apply for this permit for yourself and/or your family members if you are currently in a regular situation in Spain and have made an investment in this country in any of the following conditions:
2 million euros in Spanish Public Debt, or
1 million euros in shares or participations in Spanish companies, or
1 million euros in a Spanish investment fund, or
1 million euros in a Spanish bank deposit.
The initial permit will be granted for a period of 3 years. After that, you will be able to renew it for another 5 years.
Documentation

Proof of being up to date with the payment of the last receipt of the health insurance policy.
Proof of investment.
- If the investment is in Public Debt (Spanish State Bonds), it will be required a certificate from the Bank of Spain or a financial entity
- If the investment is in shares or holdings in Spanish companies, it will be required:
- In case of traded shares, an investment declaration made in the Spanish Foreign Investment Registry of the General Directorate of International Trade and Investment (DGCOMVINER).
- In the case of untraded shares, certificate from financial broker registered with the National Securities Market Commission (CNMV) or with the Bank of Spain.
- If the investment is in an investment fund, it will be required a certificate from the company that manages said investment fund.
- If the investment is in a bank deposit, it will be required a certificate from the bank attesting to said investment.

Renew your Golden Visa
If you still own the property or the financial assets that helped you get your initial residence permit as an investor, you can apply to renew it for yourself and your family members.
This renewal will be requested and granted for 5 years and, after the first three years of this renewal, it could be used to request a long-term permit.
This permit renewal must be requested between 60 days before and 90 days after the expiration date of your permit or TIE card.
